Jun Group Launches HyprMX To Help Mobile Publishers Manage ...

Video ad distribution company Jun Group has launched a new, wholly-owned subsidiary called HyprMX, offering mediation tools for mobile publishers and developers manage video ads from multiple sources.

HyprMX CEO Corey Weiner said that Jun Group runs its ads through hundreds of publishers, and it found that some of those publishers needed more help managing their inventory: ?They?re just not in the ad business ? they?re in the content business, they?re in the games business.? So HyprMX helps those publishers run ads from multiple sources, including Jun Group.

There are a number of mediation options when it comes to standard display advertising, but Weiner said it?s an unmet need in video. The other challenge on mobile is delivering video ads in a way that doesn?t annoy users. For example, preroll ads are even more annoying on mobile, because you can?t just ignore them ? they take over your phone for the duration of the ad. That?s why HyprMX focuses on incentivized ads, namely videos that users are rewarded for watching.

Of course, there?s a potential conflict of interest there. In some situations, HyprMX will be determining whether to run an ad from Jun Group or from one of its competitors. But Weiner said, ?We?ve formed a Chinese Wall between the two companies.? The only thing the HyprMX platform cares about is maximizing the amount of money that the publisher makes on each ad view, and if an ad from another source will be more lucrative than an ad from Jun Group, HyprMX will choose the competitor.

At the same time, Weiner said the new company has an advantage in signing up publishers, since they?ve usually heard of or have a relationship with Jun Group already.

Jun Group is the premier opt-in video ad platform. The company delivers millions of monthly video views on every screen across hundreds of premium publishers. Jun Group reaches targeted and pre-qualified viewers who opt-in to watch videos on high-end web, tablet and mobile destinations in exchange for rewards (such as ad-free music or free Wi-Fi) or they click-to-play on embedded ad units. Jun Group distributes videos from 15 seconds to three-minutes long, with some of the highest engagement, sharing...

Fisker hires law firm to prepare possible bankruptcy filing: WSJ

DETROIT/NEW YORK (Reuters) - Fisker Automotive, the green-car company that has not built a car since July, hired restructuring lawyers from Kirkland & Ellis to prepare for a possible bankruptcy filing, The Wall Street Journal reported on Thursday, citing people familiar with the matter.

The cash-strapped automaker, which furloughed its more than 200 U.S. workers this week to conserve cash, has been exploring bankruptcy as an option, while it continues to look for a strategic partner, two people briefed on the matter said.

A Fisker spokesman declined to comment on the possibility of a bankruptcy restructuring.

On April 22, Fisker must make a payment on a U.S. Department of Energy loan.

In 2009, Fisker won a $529 million federal loan as part of an Obama administration program to spur advanced vehicle development. Fisker drew down $193 million before the Department of Energy barred the company from accessing further funds, citing delays in the launch of its flagship car, the Karma plug-in hybrid.

Fisker had been in strategic talks with two Chinese automakers, Dongfeng Motor Group and Zhejiang Geely Holding Group , but those talks fell apart. Fisker's chief executive, Tony Posawatz, visited China this week to try to rekindle those deals, sources previously said.

My tub spout still leaks when the shower is on - DIY Home ...

Hey Duke .... the diverter in tub spouts does corrode over time. Replacing it is relatively easy for a newbie.

Get a pipe wrench and remove the tub spout (turning it counter clockwise as you face it). The wrench will mess up the spout. Oh well. The spout is attached to a pipe stub (probably copper) which is threaded on the end. Clean the threads of the old putty or teflon tape.

Take the spout to your hardware store and get the closest match. You might have to buy a round eschutcheon which is a plate that sits against the shower wall to take up length. Get a roll of teflon tape ($1). Get a squeezable tube of kitchen/bath caulk (no gun required)

Here is where touch comes in ....Hand tighten the new spout just to see if you need the escutcheon. If you can reach the shower wall, then WHOOPEE. Apply teflon tape on the threads of the stub tightly, turning clockwise. Four turns of the teflon tape is usually adequate, making sure you work slightly down the stub (not all in the front, silly). Firmly tighten the spout until you are 3/8" from the shower wall. Put a rag on the new spout if you have to use the pipe wrench to prevent scratching the spout. Apply a bead of caulk to the wall-end of the spout before the final turns. Tighten as tight as seems good to get the right position for the spout.

If you need the escutcheon to fit tight to the shower wall, you can apply some caulk to the back rim of it. This will seal it to the wall, preventing water from getting behind it. Then apply the new tub spout until it is tight to the front face of the escutcheon.

Let the caulk cure overnight. Take a shower in the morning.

Unannounced Motorola Android phone surfaces, isn't the fabled 'X phone' video

The fine folks at Tinhte have gotten their mitts on a Motorola-made Android phone that hasn't made its official debut. Right out of the gate, the outlet notes that it's not the rumored "X phone" since it's missing a large, stunning screen that would rival other flagship gear, but the specs still give it a fair amount of horsepower. Behind the device's roughly 4-inch 720p screen hide a Snapdragon S4 Pro (or better), an Adreno 320 GPU, 2GB of RAM and a 2,000mAh battery. On the outside, the smartphone sports a curved back reminiscent of the HTC One, a black finish and a thin bezel framing its display. Tinhte reports that the handset carries a XT912A model number, so we reckon it could be a cousin of the Droid RAZR, which is labeled as the XT912. Hit the jump for a video tour of the device, or click the source link for a full photo gallery.

How do critters survive in the concrete jungle? It takes smarts

Scott Halleran / Getty Images

A marmoset looks on during the final round of the LPGA Brazil Cup at the Itanhanga Golf Club in Rio de Janeiro, Brazil.

By Nidhi Subbaraman

Crows in Japan have the strangest habit. They carry nuts in their beak and drop them on crosswalks. Passing cars run over them, cracking them. It's not just that the crows have outsourced the heavy lifting, they've even come to realize that it's easier to collect their reward on a section of asphalt where traffic consistently stops, and then goes.

Foxes, songbirds ? even whales ? have something in common with those wily crows from Japan. When they wound up in a man-made city habitat (or a human-impacted area), they've come up with new tricks to survive. What about the animals that can't adapt so well? It's up to humans to adjust their behavior for the sake of the critters, say researchers.

In their new paper in Animal Behavior, Daniel Sol and collaborators at Catalonia's Center for Ecological Research and Forestry Applications survey species who've learned to make the most of their new circumstances when humans started meddling with their natural habitat. It's not uncommon for species to change when their environment shifts, but behavioral changes for urban life tend to be the most spectacular, Sol told NBC News.

Scientists have drummed up a long list of behavioral changes that have allowed small mammals and birds to get comfortable in cities around the globe:

  • The black-capped chickadee?belts out a shorter, shriller song?when it needs to be heard over the sound of moving traffic. When traffic noise subsided, they return to a slower, deeper melody that is more familiar to potential mates. Its flexibility is part of what makes it a successful urban dweller.
  • Pigeons have become used to human hands feeding them, so much so they can now recognize their regulars when they show up with birdseed. But not all people are pigeon-friendly, the birds have learned. They also quickly learned to avoid humans?who had previously chased them away.
  • Similarly, urban mockingbirds in North Carolina?learned to recognize?people who had threatened their nests fairly quickly.?
  • Near Bristol in the UK, traveling urban red foxes now tend to cross roads more often at night, when they are less likely to be hit by a car.
  • Black tufted marmosets living in a public park in Belo Horizonte, Brazil,?avoided noisy sections of it, even if there is plenty of food to be had there, and instead move to quieter locations.
  • Coyotes have made themselves at home in cities like Chicago, where they live in public parks, and among apartment complexes and industrial buildings. If you watched "The Lion King," you may have guessed that they usually hunt in packs, but the urban coyote flies solo and prefers to hunt at night. Coyotes even seem to be doing a bit of good, however unknowingly ??they control the spread of Canada geese in the city by sneaking up on their nests and stealing their eggs.

And out in the ocean, where there's no sign of city life, man-made sonar tends to challenge the typical behavior of whales. Single male humpback whales sing for hours during the breeding season, in what scientists believe is a mating display. So when sonar interfered with their serenade,?their songs got even longer. (Though, data made public later?showed?that this isn't always the case. When the military tests their sonar equipment, whales stop diving for food and singing.)

Why are some animals better city dwellers? A species might naturally be a curious, bold sort ? that would give it an advantage. Another possibility is that cities select for certain genetic traits, so the songbird that survives in city is one that is biologically different from its country cousin. But so far, it looks like it's the most innovative species, like the careful foxes and nut-cracking crows and song-switching birds, that stand the best chance, Sol explains. If they can change their behavior, they're most likely to do well.

Species set in their ways may have a harder time, Sol says, but there are ways we can help.?Breaking up the concrete some and building green spaces and parks helps new species find their feet. "If the environment is more similar, [if] they contain gardens, more green space, then birds or other animals can do much better," Sol says.

Of course, neatly trimmed hedges and astroturf aren't a complete replacement of the wooded homes most animals enjoyed. "We need to build cities that have more gardens and parks, but we also need to maintain natural habitats as they are because they are crucial for biodiversity," he says.

(AP) ? Ted Ligety of the United States won his fifth giant slalom of the season Saturday to clinch the World Cup discipline title with a race to spare.

It's his fourth GS title after winning in 2008 and 2010-11. He also successfully defended his GS title at the world championships last month.

"To win here again is a super cool feeling," said Ligety, who has won in Kranjska Gora five times and been on the podium every year since 2008. "I am really proud of that."

Ligety held his first-run lead to win in 2 minutes, 35.43 seconds for his 16th career victory, all in GS.

He established an insurmountable 125-point lead over Austria's Marcel Hirscher, who was 0.45 behind in second.

"It's a big weight off my shoulders," Ligety said. "I had an awesome, awesome season but Hirscher was there all the time. Even if I beat him by three seconds, he was still in second place. That makes it tough going for the title. It becomes kind of a head game when he is so close all the time. So I am pretty psyched to have it locked up now."

Ligety has finished on the podium in all seven GS races this season and became the first man to achieve that feat since Michael von Gruenigen of Switzerland in 1995-96.

Alexis Pinturault of France was third, 0.77 behind, and Felix Neureuther of Germany was fourth, 0.81 off Ligety's time. Ligety led Hirscher by 0.60 after the opening run, in which the Austrian placed fourth.

In the overall standings, Hirscher extended his lead to 69 points over Norway's Aksel Lund Svindal, who finished sixth.

Rain made for difficult conditions during the final run on a course that was soft by days of mild temperatures.

"Racing in the rain is not my favorite thing," Ligety said. "I grew up in Park City, Utah, where it's usually warm and sunny. These are totally different conditions."

"The snow is really soft," Ligety said. "It's hard to keep your edge in the snow well. It didn't feel good at all. This is a very difficult course set, especially for how the snow is running. It was tough to have a good feeling."

The course for the first run was set by Austrian slalom coach Michael Pircher. He designed numerous sharp turns, an unusual feature for a GS and one that didn't benefit Hirscher.

"I don't know why it didn't go better," said Hirscher, who beat Ligety for the GS title last season. "My feeling was OK, but obviously it wasn't good. It's hard to tell, it's a mystery to me."

A men's World Cup slalom on the same course is scheduled for Sunday. The last GS of the season is next Saturday at the World Cup finals in Lenzerheide, Switzerland.

How the daffodil got its trumpet

Mar. 9, 2013 ? The daffodil is one of the few plants with a 'corona', a crown-like structure also referred to as the 'trumpet'. New research suggests that the corona is not an extension of the petals as previously thought, but is a distinct organ sharing more genetic identity with stamens, the pollen-producing reproductive organs.

The origin of the corona has long been a subject of debate in botany, and in the 1930s botanist Agnes Arber claimed that it was an extension from the petals. With its colourful petal-like appearance, it's easy to see why this was believed for so long. Yet by studying the corona's development and genetic information, this new study has shown that it is in fact related to stamens.

Dr Robert Scotland of the University of Oxford led the research, and was supported by colleagues at Harvard University, the United States Department of Agriculture and the University of Western Australia. The researchers were funded by the Gatsby Charitable Foundation and the United States National Science Foundation. The study is published online in The Plant Journal.

By studying the development of daffodil flowers, the researchers found that the corona only begins to form after the other parts of the flower are fully established. 'This shows that the corona could not be a straightforward modification of either petals or stamens,' explains Dr Scotland, 'Since it develops independently of both, it is more accurately described as a separate organ.'

The different parts of daffodil flowers are located on a small cup-like platform termed the 'hypanthium'.

The researchers analysed genetic activity in all parts of the daffodil flower, and found that daffodil coronas were genetically similar to the stamens and hypanthium, but not the petals.

'We found that the corona develops from the hypanthium, and is not simply en extension of the petals or stamens,' says Dr Scotland, 'The corona is an independent organ, sharing more genetic identity with stamens, and which develops after the other organs are fully established.'

Bin Laden son-in-law to face conspiracy charges in New York court

NEW YORK (Reuters) - A son-in-law of Osama bin Laden faces arraignment on Friday in a federal court in New York, where he is charged with conspiracy to kill Americans.

Suleiman Abu Ghaith, a militant who appeared in videos representing al Qaeda after the September 11, 2001 attacks, was arrested in Turkey and brought to New York City to stand trial, U.S. government sources said.

Abu Ghaith is one of the highest-ranking al Qaeda figures to be brought to the United States to face a civilian trial.

"Among other things, Abu Ghaith urged others to swear allegiance to bin Laden, spoke on behalf of and in support of al Qaeda's mission, and warned that attacks similar to those of September 11, 2001 would continue," according to the indictment, which was announced on Thursday.

It accuses him of acting in a conspiracy that "would and did murder United States nationals anywhere in the world," listing actions before and after September 11, 2001.

Authorities said Abu Ghaith would be arraigned on Friday morning at District Court in downtown Manhattan, only blocks from the site of the World Trade Center, which was destroyed in the September 11 attacks.

U.S. Attorney General Eric Holder previously had announced plans to try defendants in the September 11 attacks in the same courthouse, but public opposition forced him to back down, and the trials were moved to the U.S. military base at Guantanamo Bay, Cuba.

Abu Ghaith initially was picked up in Turkey, deported to Jordan and brought to the United States in the last few days in an operation led by Jordanian authorities and the FBI, the sources said.

AAPL: Citi Cuts Estimates, Target to $480 on Slowing iPhone, iPad Demand

Citigroup?s Glen Yeung is among three analysts who today cut their estimates and price targets for Apple (AAPL), warning of product gaps and the diminishing returns from the smartphone and tablet market.

Apple shares today are down $5.34, or 1.3%, at $425.80.

Yeung, who has a Neutral rating on shares of Apple, cut his price target to $480 from $500, after cutting the current quarter?s estimate to $40.45 billion, gross margin of 37.9%, and EPS of $9.23 from a prior $42 billion, 38%, and $9.73. He also cut full-year 2013 and fiscal 2014 and 2015 estimates.

Yeung cut his March-quarter iPhone estimates to 34 million from 35 million, below what he thinks is consensus of 37 million. He maintains his June-quarter estimate for 25 million iPhone units, below the consensus 32 million, arguing Apple is losing share as indicated by lower ramps in component production:

In conducting our regular field work with the hardware supply chain, we again find evidence of reduced demand to Apple?s suppliers for iPhone5 related components. While production does not directly translate to sales (for example, we estimate Apple finished 1Q13(Dec) with ~10M iPhone units in inventory), we suspect this is an indication of softer demand for iPhone5 and iPhone4S. To be sure, we expect iPhone5S to be introduced in 4Q13(Sep) (slightly later than our initial expectations of ~June), suggesting iPhone5 production slowdowns now could be clearing inventories ahead of the iPhone5S launch. But with small volumes of iPhone5S expected to be built in 3Q13(Jun) (we estimate 3-4M units), we suspect this effect is minimal (we expect iPhone inventories to be reduced to 5M units from 10M).

Yeung notes he finds ?little evidence? for a cheaper iPhone and sees only the introduction of an ?iPhone 5S? in September, and perhaps a larger unit at the beginning of next year.

He is also concerned about the iPad, and cuts his iPad mini estimate for this quarter to 12 million from 13 million, and cuts the regular iPad to 6 million from 7 million, while conceding that some ramp-down in production may be because of new model introductions:

Our fieldwork also suggests some reduction in demand for 10? iPad related components [?] To be sure, iPad Mini is undoubtedly cannibalizing 10? iPad sales (for example, we estimate 7? tablets will exceed 10? tablets in production in C1Q13), but our checks now suggest iPad Mini production is expected to flatten in 3Q13(Jun). We recognize that product transitions in 7? models (potentially 2 models in 4Q13(Sep): Retina Mini 2 and non-Retina Mini 2), may be contributing to reduced production in 3Q13(Jun). Nonetheless, we see risk to consensus estimates.

From hero to human: Lara Croft, Tomb Raider are reborn

There was a time when superheroes were, well, superheroes. That is, they were everything we mere mortals wished we could be ... but could never ever truly hope to be.

But that was then. And this is now. And these days we like our heroes decidedly more ... human. We like to see the chinks in their armor. We like to see the grime splattered on their capes. We like to see more of us in them.

One need only look at two recent cinematic hero reboots to see this trend in action ? Batman in the gritty "Dark Knight" trilogy and James Bond since "Casino Royale." Two heroes. Two vulnerable humans beneath the heroic veneer.

And now the long-running leading lady of gaming has joined this reboot club. Lara Croft ? who has fronted the Tomb Raider games for 16 years ? has been given a decidedly unglamorous, gritty-as-hell makeover for a reboot of the franchise, which arrives in stores Tuesday.

In the new Tomb Raider game called, well, "Tomb Raider," the famed gun-slinging archaeologist gives up her unflappable daring (and her preposterous physical proportions ? more on that here) to become a heroine who is a bit more like the people who actually play her games.

"We wanted to create a different kind of hero because it was a different time," Darrell Gallagher, head of development studio Crystal Dynamics, told NBC News in a recent interview. "We felt there was a need to make someone in Lara that was more relatable, that was more human, that was less superhero. We wanted to make a character that you have to get to know."

Bond, Batman and beyond

After coming off their earlier trio of Tomb Raider games ("Tomb Raider: Legend," "Anniversary" and "Underworld"), Crystal Dynamics was keen to do a new game for a new age.

"It wasn?t immediately clear that it was going to be a reboot," Gallagher says. But at some point, the team realized they couldn't achieve the lofty goals they had for Croft and Tomb Raider without "wiping the slate clean."

But how do you wipe the slate clean and yet remain true to what made that slate so popular in the first place? After all, Lara had been around since 1996 ? people had expectations.

"I think we were facing challenges that many of the other game franchises will face, or may be facing at this point ? where the question is: how do you cross the line and go from one generation to the new generation?" Gallagher says. "We really had to look outside games for inspiration, because nobody had really done it ? nobody had really gone through (a reboot) on the scale that we needed to."

Looking outside of gaming meant looking to the Bond and Batman films. And those two successful franchise reboots helped give the team the confidence they needed to make major changes to Lara and her action-adventuring ways.

"Bond and Batman were two great examples for us ? they've stood the test of time and they?ve been bold enough to make fairly dramatic changes," Gallagher said. "Obviously it?s still Bond and it?s still Batman, but they managed to keep the DNA and make it feel fresh and make it feel modern."

Rhianna Pratchett, the game's lead writer (and daughter of fantasy novelist Terry Pratchett), told NBC News that she and the team also looked to real-world stories of survival for inspiration. She studied the 1972 Andes flight disaster and Aron Ralston's story of surviving a climbing accident after being pinned under a massive boulder.

And it was, ultimately, through this lens of survival that they approached the Tomb Raider reboot.

Lara Croft, survivor

In the new game, we find Lara at the beginning of her story. She's a fresh-faced 21-year-old out on her first grand archaeology adventure ? an adventure that goes horribly awry when the ship she's aboard wrecks off the coast of a mysterious island.

It is here that Lara faces a treacherous landscape, dangerous wildlife, physical injuries and, really, the worst that mankind has to offer. Of course, the old Lara would have swashbuckled her way through this situation with guns blazing and confidence to spare. But not so this new Lara.

"She hasn?t got the guns and the gadgets and the witty one-liners and the knowledge that she?s going to get herself out of this situation because, you know, she?s never been in it before," Pratchett explains.

Instead, in this new "Tomb Raider," Lara struggles and she suffers. And it's during this suffering that she does what humans do: She doubts herself. Challenged to get herself and her friends off the island alive, Lara whimpers when she's scared, she cries out in pain when she's hurt, she questions her abilities when faced with seemingly impossible tasks.

And when she kills her first animal ? and then her first human ? these actions don't come without an emotional cost.

"We knew it was a bit of a risk showing her being vulnerable at the start because you don?t associate that with Lara," Pratchett says. "Actually, you don?t associate that with any video game character, because we?re not used to seeing a character being scared or being unsure of themselves. But we felt it was important to show that, because there is no bravery without fear."

Indeed, make no mistake, this Lara Croft is, ultimately, a hero. Despite all the angst and trepidation, she pushes herself to keep going. And as time spent with this "Tomb Raider" game reveals ? we find Lara all the more heroic for having these initial fears and misgivings ... and for continuing despite them. She is the kind of hero we would like to believe we could be if we were faced with with the same thing.

"We wanted to show that she didn't just sort of plop out a bad-ass. It was made ? it was forged through her experiences and her actions and her reactions," Pratchett says. "You see her fear and you see her overcoming that fear. And that is very powerful when you?re on that journey with her."

Crowdfunding expert Kendall Almerico reveals ... - PR NewsChannel

(PR NewsChannel) / March 6, 2013 / TAMPA, Fla. ?

ClickStartMeCrowdfunding Expert Kendall Almerico, the CEO of ClickStartMe.com, recently discussed five ways businesses can use crowdfunding to attract new customers and increase sales. Almerico explains that there is a huge misconception that crowdfunding is only for the artsy people who want to make a movie or record their next album.

?Misinformation has scared business owners away from crowdfunding as a means to expand their business,? Almerico says. ?Crowdfunding is a great way for a business to raise money and grow your customer base at the same time.?

Not only is crowdfunding for businesses legal, according to Almerico, but it is also an extremely effective way to create online marketing buzz about a business at the same time.? Business crowdfunding involves giving away ?rewards? in exchange for donations from supporters.? Rewards can be anything from a simple ?thank you? on a company website or Facebook page to more elaborate experiences that personally involve the supporter in the business. By far, the most common rewards are those that involve the exchange of businesses products or services in return for the donation.

Almerico gives these five examples of crowdfunding rewards that businesses can use to help grow or expand their business:

1.???????? Pre-sell a new product or service.? ?Before launching a new product or service, offer it through a crowdfunding portal like ClickStartMe.com,? Almerico says. ?You can often get a premium over what you will later charge so that people can say they were the first to try the product or service.?

2.???????? Offer recognition or a ?credit.?? Many crowdfunding projects will list the donors on a website, thank them on their Facebook page, or give other recognition. ?People love to see their name, and will pay for the right to do so,? Almerico says.? ?Why do you think charities publish those long lists of donors???

3.???????? Offer a ?naming? right.? If you can name a product of service after a donor, you not only have a customer for life, but also a walking billboard for your business.? ?If a restaurant names a sandwich after someone, that guy is coming back time and again,? Almerico says. ?It costs you nothing, and that proud person is going to tell everybody he knows about it, and bring them into the restaurant to show off.?

4.???????? Offer a discount.? People will pay for a discount, a coupon or a price break in advance.? ?If your business has a 50% profit margin, consider selling a 25% off discount card for $100 that is good for a year,? Almerico says. ?While it cuts your profits for that one person, you get money up front, more customers coming in with the donor later at full price, and the money you make through donors who do not remember to use the discount later.?

5.???????? Offer an experience.? Crowdfunding rewards such as a night on the town, a trip to an interesting location or even a day working at your business are not only interesting, but they actually work. Crowdfunding ?experience? rewards sell, and people routinely pay hundreds, and sometimes, thousands of dollars for them. ?You would be shocked at what people will pay to shadow the CEO for a day,? Almerico says. ?And, you would be even more surprised what people will pay to go surfing or skydiving with you.?

Disney working on standalone Star Wars movies

(AP) ? Star Wars fans have more than just Episodes 7, 8 and 9 to look forward to.

Disney CEO Bob Iger said at the annual shareholders meeting in Phoenix on Wednesday that the company is developing "some standalone movies" featuring Star Wars characters.

The news is likely to set off a new round of speculation about what's in store for the Lucasfilm franchise. The buzz has been at fever pitch levels since The Walt Disney Co. said in October it was acquiring the studio for $4 billion.

Iger didn't say which characters might be featured in the standalone films. Some Star Wars characters such as bounty hunter Boba Fett have been given bigger treatments in comic books.

Commercial Real Estate: North Bay multitenant property owners ...

Jeff Quackenbush, Business Journal Staff ReporterCertification under the Leadership in Energy and Environmental Design building rating systems, better known as LEED, developed by the U.S. Green Building Council has been long the domain of single-tenant or owned commercial properties in the North Bay. Tens of thousands of dollars in consultant and staff time to document and verify materials, supplies and operations was an expense that had been difficult to line up with increased demand for multitenant properties. But that?s changed, as Macerich and Seagate Properties have been pursuing LEED certification for hundreds of thousands of square feet of North Bay office and retail buildings.

Santa Monica-based regional-mall investment trust Macerich in late December received Gold-level certification under version 2.0 of the LEED Core and Shell rating system for the redevelopment of the Northgate mall in north San Rafael. That was one of the goals of the 18-month project to remake Marin County?s largest enclosed shopping center into a 723,000-square-foot mall with open-air possibilities via movable glass walls. The mall reopened with dozens of new tenants in November 2009.

?We know environmental stewardship is important to the Marin County community, and our focus on energy-efficiency and sustainable practices made sense for the environment, for smart energy use and for cost-effective operations at Northgate, now and over the long term,? said Brianna Thornton, mall marketing manager.

More than 70 percent of the materials removed from the existing center were recycled, such as reuse of wood for architectural embellishments, benches and concrete forms. Reduction of energy use was a major focus of the project, partly helped by high-efficiency lighting and climate-control systems and partly via more daylight use from a clerestory. Landscaping was redesigned to have more native Northern California foliage, and a rainwater-runoff filtering system for the more than 40-acre property also was installed.

Northgate is Macerich?s second mall to earn LEED certification, following Gold-level for the new Santa Monica Place last year.

Seagate Properties received Gold-level LEED certification for the two newest buildings at San Rafael Corporate Center.

Seagate Properties received Gold-level LEED certification for the two newest buildings at San Rafael Corporate Center.

In October, the two office buildings first built at 315,000-square-foot San Rafael Corporate Center received Gold-level LEED certification under the Existing Building Operations and Maintenance rating system, according to General Manager Dale Tate. All four office buildings in the development now are LEED Gold?certified.

Joint owner Seagate Properties of San Rafael and LEED consulting firm Kema spent the year documenting the chemicals and practices used by contractors, vendors and suppliers, measuring the balance of and fresh air brought in by the heating and cooling system.

?In a process like this, it is very tedious,? Mr. Tate said. ?You have to look at every aspect of the operation of the office building, from the roof the the foundation.?

The two newest buildings and a parking garage at San Rafael Corporate Center were completed in 2009. Yet substantial occupancy came in September of last year, when BioMarin Pharmaceutical moved and expanded its headquarters offices from its Novato production plant.

Energy Star ratings have been in place for years on on the first two San Rafael Corporate Center buildings. Now that the two newer buildings are occupied, Seagate plans to apply for ratings on those buildings after compile a year?s worth of energy bills, according to Mr. Tate. Cutting energy usage can help lower operating costs, which helps both increase the returns for property owner and lower the tenant occupancy costs.

And Reno, Nev.-based Basin Street Properties, which started in Petaluma, has been upgrading energy efficiency of a number of the 17 Santa Rosa office buildings it acquired from Equity Office in October as part of a companywide move further in that direction, according to Scott Stranzl, Basin Street vice president.

?We ask ourselves, How do we create buildings or make existing buildings have less impact on the environment?? he said. ?The double-edged sword is we want to do green upgrades, but the cost is substantial.?

Part of the upgrades in Santa Rosa are new roofs and upgraded heating, ventilation and air-conditioning systems with energy-management controls that can be monitored and adjusted remotely.

?We implement that across the board,? Mr. Stranzl said.

The company is moving toward Energy Star ratings on all the buildings in the portfolio, located in the Santa Rosa, Petaluma, Sacramento and Reno areas. Two Sacramento-area buildings already have been LEED-certified.

Terra Firma Global Partners (800-681-1361, terrafirmaglobalpartners.com), started in 2010 as a residential real estate brokerage by former Pacific Union senior executives Bill Facendini and Heidi Rickerd-Rizzo, officially unveiled a commercial division in January with the completion of a few sales and leases in Santa Rosa and Windsor.

The team consists of Mr. Facendini, Ms. Rickerd-Rizzo, who has brokered a number of multifamily deals and advised clients on income housing property arrangements, together with longtime Santa Rosa?area commercial real estate agent Paul Schwartz.

The latter started with leasing properties in the late 1980s for Simons & Brecht, now Simons & Woodard. He was a top producer in the Santa Rosa office of Orion Partners for nine years before joining team that opened the Santa Rosa office of Colliers International. He worked from the Santa Rosa office of Cassidy Turley for six years then worked with KOR Commercial last year before joining Terra Firma.

?The addition of the Commercial Division, with Paul taking the lead in creating a client oriented team, was a logical expansion of our company service platform,? Mr. Facendini said.

The new commercial team?s first deals were the sale of a medical condominium complex at 990 Sonoma Ave. in Santa Rosa for $4.25 million; a 6,000-square-foot office building at 2360 Professional Dr. for $900,000; two former RPM Optoelectronics buildings on Corby Avenue for a electrician apprentice training center, and a relocation lease of 9,200 square feet in the Windsor Palms strip center to 21st Century Fitness.

Mr. Facendini was senior vice president and chief operating officer of Pacific Union for two years before starting Terra Firma, and before that he managed nearly 300 Coldwell Banker agents in Northern California. Terra Firma opened with a handful of agents and has grown to six offices with 32 agents.

?After working in the corporate commercial brokerage environment where business strategies and decisions are made elsewhere, it is fantastic and refreshing to work with a group of dedicated professionals to achieve common business objectives who put clients first,? Mr. Schwartz said.

Actress Geena Davis critical of Oscar host

SACRAMENTO, Calif. (AP) ? Academy Award winner Geena Davis on Monday waded into the ongoing controversy over this year's Oscar ceremony by saying host Seth MacFarlane's routine was disrespectful to women, particularly the performers who were being honored.

The "Thelma & Louise" star said MacFarlane's much-criticized routine last month overshadowed the win of an animated film with a strong female character.

"It's a shame that that triumph was enveloped in an awards ceremony containing disrespect for women," Davis told members of the California Assembly during a ceremony in Sacramento. "But it helps illustrate how tone-deaf we can still be regarding the status of women."

She commended "Brave," which won best animated picture, as setting a positive example for girls.

Davis, who won a best supporting actress Oscar for "The Accidental Tourist" in 1988, was in the state capital as one of 11 California women honored for their achievements.

She is chairwoman of state Commission on the Status of Women and Girls and founded a nonprofit that promotes gender equality in the media.

Last week, two female state lawmakers sent a letter to the Academy of Motion Picture Arts and Sciences asking it to condemn MacFarlane's quips about nude scenes and the attractiveness of several female actresses as degrading toward women.

The academy issued a general statement defending MacFarlane and saying the award show is about "creative freedom."

Sen. Hannah-Beth Jackson, a Santa Barbara Democrat who co-authored the letter, said Monday that she was disappointed the academy did not address her concerns.

Retrial of Egypt's Mubarak and sons set for April 13

CAIRO (Reuters) - An Egyptian court set the date on Sunday for a retrial of ousted leader Hosni Mubarak, his sons and top aides, ordering the politically fraught hearings over the killing of protesters to start just nine days before parliamentary elections next month.

Mubarak, who was toppled in a popular revolt in 2011, was jailed for life for ordering the killing of demonstrators, but was later granted a retrial by a Cairo court. The 84-year-old is now being treated in a military hospital.

His sons and other figures have also faced charges of corruption and squandering public funds, due to be reheard.

"Samir Abu el Maati, the head of the Appeals Court has set April 13 as the retrial date for former President Hosni Mubarak, his two sons Gamal and Alaa and his interior minister Habib el-Adly and six of his top aides ... on charges of killing of protesters during the January 25th revolution," MENA state news agency said.

The retrial could raise tensions at a time of political and economic turmoil in Egypt, which has seen waves of street unrest throughout the two years since Mubarak stepped down. New Islamist President Mohamed Mursi accuses his supporters of fomenting some of the unrest.

The hearings are likely to overlap with the parliamentary vote, which begins on April 22 and will be held in four stages until late June.

Many opposition parties say they will boycott the elections called by Mursi. Mubarak was ousted in February 2011 after 30 years in power and was the first Arab ruler to be brought to court by his own people.

Businessman Hussein Salem, convicted in absentia in 2011, sentenced to seven years in jail and fined more than $4 billion for money laundering and profiteering, is also due to be retried for selling cheap gas to Israel and squandering public funds.
